  • Proven designs: Stock house plans are typically based on successful designs that have been built and lived in by others, ensuring their functionality and practicality.

Cons:

  • Outdated Designs: Most stock plans were designed in the 80’s and 90’s making the majority available online outdated, lacking in character, with floor plans that do not align with the way we live today and current construction methods. Many of these plans have been overused, resulting in a lack of uniqueness and individuality for homeowners looking for a distinctive home.

  • Code Consideration: Stock plans don’t always adhere to provincial/state building codes and rarely to your city’s specific bylaws. In addition, your project will likely require a site plan. While stock plans are marketed for their time-saving abilities and streamlining the purchase-to-permitting process, most require additional information or changes.

  • Limited customization: While some modifications are possible, stock plans generally offer less flexibility in terms of layout, room sizes, and architectural style. Customization is generally available but that’s going to cost you extra. In cases where changes aren’t possible, or you want to make so many  changes it’s an entirely different home, you may want to consider starting from scratch and going custom.

Custom house plans are designed from scratch to meet the specific needs and desires of the homeowner, and account for specific site conditions. This option provides the opportunity to create a unique home that perfectly aligns with your lifestyle and property.

Cons:

  • Budget considerations: While custom house plans offer unparalleled flexibility, it's essential to consider the higher costs associated with the design process, architectural fees, and potentially longer construction timelines depending on the difficulty of the build.

  • Timeline: Stating the obvious, custom house plans do take a lot of time. While it may take you some time to find the right stock plan, it doesn’t compare to months of understanding site conditions, bylaws, homeowner needs/wants, revisions, etc.

Stock plans offer convenience, affordability, and proven designs, making them ideal for those seeking a practical solution.
